- In order to confirm and secure your reservation, a 30% deposit of the total cost of your reservation is required during the booking process.
- The final payment, consisting of the remaining balance, is required within 15 days prior to arrival for the reservation to be valid.
- For promotional packages, the amount is non-refundable in case of change or cancellation.
- For each successful payment deposit, you will receive a booking confirmation by e-mail.
- For cancellation of your reservation, a written notice must be sent by e-mail to [email protected]. The date of the cancellation request is the date on which we receive your written notice.
- In case of cancellation 42 days before arrival, the 30% deposit is refundable. If the cancellation is made less than 42 days before arrival, the 30% deposit will be retained. (valid for all <<no-shows>>).
- In case of early departure, 100 % of the accommodation cost will be charged. There are no refunds on amounts paid.
- For bookings with an arrival date within 2 weeks, the full amount of the stay is payable at the time of booking.
Reservations During The Easter Period
The minimum length of stay for Easter is 5 nights. A deposit of 50% of the total amount is required to confirm the reservation. The remaining 50% of the reservation is payable within 15 days prior to arrival.
In case of cancellation up to 30 days prior to arrival, the deposit is refundable.
In case of cancellation from 29 days prior up to and including the date of your arrival, the amount is non-refundable.
The required time to complete the transaction may vary depending on your bank.

General Terms & Conditions
- The minimum stay at Villa Nera is 3 nights.
- Check in takes place at 15:00. Check in earlier than 15:00 and check out later than 11:00 are subject to availability.
- Check out at 11:00 a.m. Late check out until 18:00 can be arranged upon request at an additional charge equal to half a day’s stay. For stays later than 18:00, the full day is charged.
- An ID card or passport is necessary to be presented upon arrival.
- As a guest you can make full use of all areas of the villa.
- The maximum number of guests at Villa Nera is 10 persons.
- All credit cards are accepted with no “hidden” surcharges.
- Non-residents of the property are not allowed to enter the property without approval on arrival.
- Minors are not allowed to stay at Villa Nera without the presence of a guardian or family.
- The organisation of parties is not allowed in any part of the property.
- Tenants are responsible for covering the costs of any damages, such as lost items or destroyed bedding, during their stay.
- For reasons of hygiene and safety, bath towels are for personal use only and not for the floor or other surfaces.
- Pool towels are for use exclusively in the pool area and only during your stay in the property.
- Silence hours all year round are 14:00-18:00 and 22:30-09:00.
- Children staying in the villa are under the exclusive supervision and responsibility of their chaperones. The owners of the villa have no additional responsibility for their safety.
- Children up to 15 years old are allowed to use the pool only under the supervision of an adult.
- Responsible for the safety of all children and adults on the property are the tenants. The owner cannot be held responsible for accidents caused by negligence on the part of the occupants, either on or off the property.
- “Salt Electrolysis System”: in this system, there is no chlorine or chemicals added and it is completely skin and eye friendly.
Pet policy
Pets are not allowed.
Smoking policy
Smoking indoors is forbidden.Smoking outdoors is permitted.
Owner’s liability
- The owner is not responsible for any problems arising from utilities (e.g. water and electricity). The Owner is not responsible for noise disturbances originating outside the property or beyond its control.
- In the unlikely event that the owner changes or cancels a booking, you will be informed as soon as possible. In this case, you will receive a full refund for any payment you have made.
Complaints
If you have any complaints about the property, please inform us within 24 hours in writing (preferably via e-mail), in order to resolve the problem that caused your complaint. If you delay beyond one day, we will not have the opportunity to consider your complaint in a timely manner and remedy the cause of your complaint.
Swimming pool
Kindly note that the swimming pool does not have a lifeguard. Please check the depth of the pool and make sure you are familiar and safe. Remain very careful, especially with children and non-swimmers as well as when diving.
Internet
There may be instances of Internet service interruption. The Owner cannot be held responsible for loss of Internet access (or the consequences of loss of access) during your holiday.
Local Wildlife
Villa Nera is located in the countryside where insects and small animals are part of the landscape like the grass and trees. It is likely that animals such as rodents and cats, insects such as wasps, bees, flies, ants and more rarely scorpions and spiders are likely to be found mainly in the surroundings. To avoid them, you are kindly requested not leave food outside. It is recommended that you keep doors and windows closed as much as possible and clean up all food debris after an outdoor (or indoor) meal.
